PHASE I ENVIRONMENTAL SITE ASSESSMENTS (ESA)
WHAT IS A PHASE I ESA
A Phase I ESA Report investigates the current and historical uses of a property to identify existing or potential environmental contamination and associated liabilities which can affect a property's value. The Report is used to satisfy the requirements of the EPA's Comprehensive Environmental Response, Compensation and Liability Act (CERCLA) innocent land owner defense under All Appropriate Inquiries (AAI).
WHO NEEDS A PHASE I ESA
Your company may need a Phase I ESA for a real estate transaction, a new property development, to meet lender financing requirements, due to an enforcement action, or as part of an internal audit program. If you are planning to purchase or lease a commercial or industrial property, a Phase I ESA is crucial in determining environmental conditions on or around the site that can affect its value.
WHY WE ARE THE BEST
Sustainagility utilizes a combination of proprietary software and our team's years of experience to determine current and historical environmental threats to a site. Other companies often mistakenly solely lean on their name or experience and end up producing an incomplete report. We review regulatory databases that are updated in real-time to avoid gaps in information that can cost you later.
HOW WE OFFER GREAT PRICING
We are a small business that knows the value of affordable services. We are able to provide competitive quotes for our Phase I ESAs because we use a tiered approach depending on your needs.
